Frequently Asked Questions

When you build a new home, you’re making a large financial and emotional investment. You want to find the best possible builder to build your home, and asking the right questions can help with that.

At what stage should I engage a builder?
You should involve a builder as early as possible in the process, ideally during the design and planning stage. Bringing a builder in early helps ensure your home is designed within your budget, as they can provide valuable input on construction costs, material choices, and buildability. This collaboration can prevent costly redesigns and help streamline the consent and construction process, saving time and money in the long run.
What qualifications and experience should a builder have, and why is it important?
Your builder should be a qualified builder and a Licensed Building Practitioner (LBP), ensuring they meet New Zealand’s industry standards for skill and professionalism. This certification guarantees they have the necessary technical expertise, adhere to building regulations, and can manage complex projects with confidence.

Beyond qualifications, experience is key. Choosing the right builder for your specific project is essential. If your project involves challenging hillside construction, your builder should specialize in this area, with expertise in geotechnical considerations, foundation requirements, and the structural complexities unique to sloping sites. Similarly, if you’re building a high-end architectural home, your builder should have a proven track record in bespoke craftsmanship, working with premium materials, and delivering intricate designs to the highest standard. Selecting the right builder ensures you maximize your property’s potential, achieve superior quality and longevity, and enjoy a smooth building process that seamlessly integrates your home with the natural landscape.
How can I keep my project on time and within budget?
Staying on schedule and within budget begins with clear, transparent pricing and open communication. By setting fixed contract prices from the outset—unless there are changes—you establish cost certainty and prevent unexpected overruns. While bespoke projects may encounter unforeseen issues, maintaining clear communication and using a 24/7 accessible software system provides real-time updates from anywhere. A live, continuously updated budget keeps everyone informed, promoting honesty and proactive decision-making.

By combining these strategies with careful scheduling and upfront planning, you can create a smooth process where both timelines and costs remain under control. This approach fosters trust, reduces surprises, and ensures a high-quality outcome without delays or budget blowouts.
What are our priorities for a new build?
When building your new home, you’ll have many aspirations. Part of the process is identifying your priorities and non-negotiables—what’s essential and what you’re willing to compromise on, depending on factors like budget, land size, and design elements. These considerations will help determine what’s possible within your project. It’s important to know what you need, what you want, and the difference between the two. At Simplexity, we are here to guide and help you at every step of the way.
What are your processes and values?
Because you will be spending a lot of time with your builder, it’s important to get along with one another. This starts with shared values and clear communication, which help create an enjoyable experience for everyone involved.

Take the time to understand how your builder’s values align with yours and whether their communication style suits your preferences. Whether it’s through an online portal, phone calls, emails, or site visits, having consistent updates will give you confidence throughout the building process, ensuring everything feels right and you’re kept informed every step of the way.
